Subject of performance
(1) The subject matter of the contract between the manager and the tenant is determined exclusively by the information in the price list of the Eleonas Bungalows, which is valid on the booking day for the desired occupancy period.
Rental agreement, rental price and method of payment
(1) A contract is concluded with the agreed down payment to the administrator. After receiving the booking confirmation, 20% of the rental amount must be paid as a deposit. The remaining amount must be received by the manager no later than 14 days before the contractually agreed takeover of the property.
(2) The key will only be handed over by the reception of the Eleonas Bungalows once payment has been made in full.
(3) The rental price is shown in the booking confirmation. The rental price includes the costs of electricity, water, internet, air conditioning, final cleaning and use of the pool.
(6) The agreed price does not include fees for travel cancellation insurance or travel liability insurance.
Obligations of the tenant
(1) The properties may only be occupied by the maximum number of people stated in the house description of the holiday home booked. The minimum age is 15 years. In the event of overcrowding, the manager has the right to expel excess people or to charge a surcharge for them without this giving rise to a right to sleeping accommodation and living facilities.
(2) The tenant must treat the holiday property with care. Any damage incurred must be reported to the administrator. The tenant is liable for missing or damaged items in the inventory. Defects that arise when the rental property is taken over and/or during the rental period must be reported to the manager immediately in an appropriate form.
(3) During the stay, the tenant is obliged to keep the holiday home clean and to hand it over swept clean on the day of departure. The final cleaning is carried out exclusively by the manager's staff.
Pets
Pets are not allowed in the bungalows.
Cancellation / no-show
(1) If the tenant cancels (terminates) the contract before the start of the rental period without naming a new tenant who will enter into the contract under the same conditions, the following pro-rata rents (excluding the final cleaning) must be paid if another rental is not possible :
- Cancellation from 30 days before arrival: 20% of the rental price
- Cancellation from 7 days before arrival: 50% of the rental price
- Failure to start the trip: 100% of the rental price
(3) The tenant has the opportunity to provide evidence that no damage occurred or that the damage occurred to a lesser extent.
Liability of the administrator
(1) The administrator is liable within the scope of a merchant's duty of care. He is obliged to provide the services in such a way that they have the guaranteed properties and are not afflicted with errors that nullify or reduce the value or suitability for the usual benefits or those expected under the contract.
(2) In particular, the administrator is liable for:
a) Processing the registration
b) Organization, reservation and provision of services in accordance with the contract
(3) If the tenant has not received his invoice in time before departure, he must notify the manager immediately. Complaints must be made immediately on site at the manager's reception.
The ineffectiveness of individual clauses does not affect the validity of the rest of the contract.
